Roof Cleaning in San Dimas & the San Gabriel Valley
Water-only tile roof cleaning that removes black streaks, algae, moss and debris across the San Gabriel Valley, Pomona Valley and Inland Empire. No chemicals.
Clean Tile Roofs With Water Only
Southern California roofs take a beating from sun, dust off the foothills and organic growth on shaded slopes. Black streaks are usually algae, and once it settles into tile it keeps spreading. Rain does not wash it off.
We clean tile roofs with pressurized water only. No chemicals and no treatments. Our crew controls the pressure, angle and distance on every section, so the growth comes off, the tiles stay in place and the whole roof comes out even.
- Concrete and clay tile roofs
- Water only, no chemicals
- Black streaks, algae, moss and lichen
- Debris cleared from valleys and edges
- Gutter cleaning on request
- Before-and-after photos

How We Do It
1. Look and quote
We look at the roof type, slope and buildup from a photo or a visit, and give you a written price.
2. Wash with water
We wash each section with controlled water pressure and rinse debris off the roof and out of the valleys. No chemicals touch your roof, plants or yard.
3. Walk the result
We check every section for even results and send before-and-after photos.
Why Clean Your Roof
Curb appeal
A clean roof changes how the whole house looks, especially before a sale or a paint job.
Protect the roof
Algae and moss hold moisture against the tile. Removing them limits long-term wear.
Easier upkeep
Roofs cleaned every one to two years stay easier and cheaper to maintain.
Before solar or lights
We often clean roofs before solar panel or permanent light installs so the finished work looks right.
Water only
No chemicals on your roof, plants or yard. We work carefully to avoid cracked or shifted tiles.
Local crew
We are based in San Dimas and work across LA, San Bernardino, Riverside and Orange counties.

Got an HOA Violation Notice?
Black streaks and algae on a tile roof can earn an HOA violation notice. A water-only roof cleaning removes the staining and brings your roof back in line with your HOA.
- Send us the notice and a photo of the problem area
- We schedule around your compliance deadline
- Before-and-after photos you can share with your HOA
Good to Know Before We Start
We put this in writing on every estimate so there are no surprises.
- Roof cleaning is not a roof inspection, leak repair or certification of roof condition.
- Older tiles can be brittle, loose or already cracked. We are not responsible for pre-existing cracked or displaced tiles, leaks or underlayment problems.
- Permanent staining, oxidation and age-related discoloration may not come off completely.
Roof Cleaning FAQ
Is pressure washing safe for a tile roof?
Yes, when it is done by an experienced crew. We use water only, no chemicals, and control the pressure and angle so tiles are not cracked or lifted. We clean tile roofs on homes, not shingle roofs. For commercial flat roofs, see our commercial TPO roof cleaning service.
How often should a roof be cleaned in Southern California?
Most roofs do well with a cleaning every one to two years. Shaded roofs and roofs near trees may need it more often.
Will it remove the black streaks?
Usually. Black streaks are mostly algae, and a water-only wash removes most of it. Permanent staining, oxidation or mineral deposits may not come off completely.
How long does roof cleaning take?
Most homes take a few hours. Larger or heavily stained roofs can take longer.
Do you clean gutters too?
Yes. We can clean gutters as part of the same visit. Ask when you request your estimate.
Can you help with an HOA violation notice?
Yes. Send us the notice and a photo of the area. We clean it, then send you before-and-after photos you can give your HOA to show the problem has been taken care of.
