Commercial TPO Roof Cleaning
Water-only cleaning for white TPO flat roofs on offices, retail centers, warehouses, and other commercial buildings, with controlled pressure and no chemicals.
Keep a White Roof White
TPO (thermoplastic polyolefin) is the white single-ply membrane on many commercial flat roofs in Southern California. It is chosen because the bright surface reflects sunlight. Over time, dust, pollen, leaves, bird droppings, and organic growth turn it gray and blotchy, and a dirty roof reflects less of that sun.
We clean TPO roofs with water only. No bleach, no degreasers, no harsh chemicals. Pressure is kept controlled and the wand stays moving so the membrane, seams, and flashing are not damaged. Loose debris is cleared first, especially around drains, scuppers, and rooftop equipment, so water can drain the way it was designed to.
- Water only, no chemicals
- Controlled pressure on the membrane
- Debris cleared from drains & scuppers
- Careful work around seams & flashing
- Rinse water planned before we start
- Before-and-after photos

TPO Roof Cleaning FAQ
Do you use chemicals on TPO roofs?
No. We clean TPO roofs with water only and controlled pressure. If your roof manufacturer has published cleaning guidance for your membrane, send it to us and we will follow it.
Will pressure washing damage a TPO membrane?
High pressure held close to the membrane can damage it, which is why we keep pressure controlled, keep the wand moving, and take extra care at seams, flashing, and penetrations.
Is this a roof inspection?
No. We are cleaners, not roofers. If we notice punctures, open seams, or other damage while we work, we photograph it and let you know so your roofer can take a look.
Do you clean residential roofs too?
For homes we clean tile roofs only, using pressurized water. We do not clean asphalt shingle roofs. See our tile roof cleaning page.
What do you need from us to quote the job?
The property address, approximate roof size, how the roof is accessed, and a few photos if you have them. We will confirm the rest during the site review.
