Stains That Pressure Washing Alone Won’t Lift

Oil and grease soak into concrete, and rust from sprinklers, planters and furniture bonds to the surface. Plain pressure washing usually leaves a shadow.

We use stain-specific treatments: degreasers for oil and grease, and rust removers made for concrete and masonry. We give them time to work, agitate, and clean the area so it blends with the surface around it.

  • Degreaser for oil and grease spots
  • Rust remover for sprinkler and metal stains
  • Dwell time and agitation
  • Repeat treatment on stubborn spots
  • Blending clean of the surrounding area

How It Works

1. Identify

We figure out what the stain is, because oil and rust need different products.

2. Treat

The right product is applied and given time to work.

3. Agitate and clean

We scrub and clean the treated area.

4. Repeat if needed

Stubborn stains get another round, then everything is rinsed.

Good to Know Before We Start

We put this in writing on every estimate so there are no surprises.

  • Deep or old stains usually lighten a lot but may not disappear completely.
  • Oil can wick back up from deep in the concrete after cleaning.
  • Some rust removers can affect colored or sealed concrete. We test first.
  • On asphalt or sealcoated surfaces, we use asphalt-safe methods and will not use aggressive heat, pressure or solvents unless you approve it.

Stain Treatment FAQ

Can you get old oil stains out?

We can usually make a big improvement. Very old oil that soaked deep in can leave a light shadow.

What causes orange stains on my concrete?

Usually rust from well water in sprinklers, fertilizer, or metal furniture. Those need a rust remover, not just pressure.

Should I seal after stain removal?

Sealing helps the next spill wipe up instead of soaking in. See concrete sealing.
